Forestall

verb: to prevent or delay, anticipate

1.)Prevent or obstruct (an anticipated event or action) by taking action ahead of time: "vitamins may forestall many diseases of aging".
2.)Act in advance of (someone) in order to prevent them from doing something.

The landlord forestalled T.J.s attempt to avoid paying the rent by waiting for him outside his door.
